Now that you're ready, please read the following:
Meridian Park Management has the authority to enforce all rules. If the rules are not followed, resident privileges will be revoked.
**In order to keep the Meridian Park facilities in the best shape possible and pleasurable to all of our residents, please take care of all of our equipment. Misuse can lead to premature repairs, which can be costly and may lead to a loss of facility privileges.

Welcome to Meridian Park! We are glad you have chosen our community to call home. To ensure that you have a pleasant rental experience, we have put together this packet providing you with some pertinent information such as what to do in and emergency, what to do when leaving for an extended period of time, rules and policies of the community, and some helpful hints for your apartment. We hope you find it useful and please feel free to call the office with any questions or comments.

When you move into your new home you will be given a Resident Move-In Checklist and a Parking Registration. Please fill these out completely and return to the office as soon as possible. The Checklist is for you to note any pre-existing damages in the apartment. By noting these, we can promptly fix these problems. The Parking Registration is used to track which buildings may be having parking problems.
Once you settle in, should a maintenance problem occur, please call the office immediately so that we may service your request as quickly as possible. As stated in your lease, it is the leaseholder’s responsibility to notify the office of any service requests that you have. Should something occur after office hours you may call the office and our answering service will be happy to direct your call.
We issue parking stickers to our residents and ask that you read the parking guidelines included in your move in package and call the office with any questions you have regarding these guidelines.
Meridian Park publishes and delivers a monthly newsletter that notifies our residents of any community events and reminders you should be aware of. It is packed with useful information that is beneficial while you stay at Meridian Park and Greenville.
Everyone is looking for a way to make his or her life easier. One way is to join our Draft program. Instead of dropping off a check every month, we draft your rent directly from your checking or savings account on the 5th of every month. If you are interested, stop by the office to fill out the draft form. For those that are not quite ready for the draft program, we have a late night drop box located in the front of the clubhouse where you can drop off your rent, keys, or letters of correspondence.
Clean air is a must so as a courtesy we will change your air filter every three months. We will give you adequate notice via our newsletter so that you will know approximately which week someone will be entering your apartment. If you have allergies, you may want to change them more frequently. The air filters can be purchased at any hardware store and the sizes for the one bedrooms are 16x20 and for the two bedrooms, 20x20.
When operating the garbage disposal in your apt. please remember to run the warm water. This will prevent the food from jamming the system. Please DO NOT put grease, bones, or any other hard objects in the disposal, if you can’t chew it neither can the disposal! There will be a $30 service charge for any maintenance calls regarding improper use of garbage disposals. Should the disposal give off an unpleasant odor, lemon juice or baking soda will freshen it right up! Also make sure the disposal is clear when running your dishwasher, this will prevent food from the disposal entering your washer while in the process.
To increase the efficiency of your dryer and cut down on your utility bill, make sure to clean the lint filter after every load. The build up of lint will force the dryer to work harder!
To reduce the maintenance problems that may arise in your bathroom, we ask that you not flush feminine products, paper towels or cat litter down the toilet. We have a plunger available at the office should it stop up. If we are required to call a plumber to unstop a toilet that is clogged because of these products, you will be charged a $30 service fee.
Rules
- Please do not hang towels, clothing etc. from outside railing.
We take pride in our community and would like everyone to help
in keeping up the appearance of the property.
- Bikes are not to be parked in breezeways, walkways or under
stairwells. You may keep them on your patio or balcony, but
we advise that you lock it up.
- If you need to park your boat or trailer on the property please
contact the office so that you can park them in appropriate
spaces.
- You are required to have the utilities turned on in your name
before you move in. We will provide you with a Verification
Form to take to Greenville Utilities so that you can get the
gas, Electric, Water, and Sewage turned on. Below are some phone

- Please break down all cardboard boxes before throwing them
in the dumpster. Though the dumpsters are emptied twice a week,
they can fill up fast!
- Meridian Park has a recycling center located on the right
side of the 2758 building. All recycling will be done in this
central location. It is nice to know that many residents do
participate in recycling. If you do not currently recycle, please
consider beginning, since recycling makes a world of difference.
- To keep all walkways clear and to keep the appearance of our
community looking its best; please do not leave trash bags outside
your door or on your balcony.
- We pride ourselves on the fact that we are a professional
community. Therefore we ask that you be considerate of your
neighbors and maintain a reasonable volume on your stereos and
TVs. Noise levels should be kept at a minimum after 10:00pm.
You never know who may be trying to sleep!
Lock Outs
- If you are locked out of your apartment during office hours you will need to supply a picture ID and we can provide you with a temporary key that must be returned to us that day. If
you are locked out after hours (up to 10:00pm) you may call the after hours service and we will try to get you in for a $25.00 fee. If we are unable to come out or it is after 10:00pm you may need to call a locksmith at you’re expense.
Keys & Parking Stickers
- Upon move out you must return all keys (including mail box keys) supplied to you by Meridian Park. If keys are not turned in there will be a $45.00 replacement fee if we have a spare
copy in the office. If the office does not have any spare keys it will be a $150.00 replacement fee.
- You must have a parking sticker on your car at all times while on the property. We have periodic parking sticker checks and if you do not have one your car may be towed at your expense. You must turn your parking sticker in at move out or there is a $15.00 fee.
For Your Safety
- When you first move in we ask that you test your smoke detector to make sure it is working properly. To do this, simply depress the button next to the light and the alarm should sound. If you do not get a response please contact the office at your earliest convenience.
- Please call the office and set up an appointment for instruction on how to shut off your water supply in case of an emergency.
- We ask that you please not keep charcoal or gas grills on balconies while in use. This includes portable electric grills, which contain loose heating materials such as lava rocks. They may be stored on balconies provided that they are free of charcoal, lava rocks, and gas cylinders. They may not be stored under stairwells or on exit ways. When the grills are in use, they must be at least 10 feet from any structure and combustible landscape such as shrubs and pine straw. - For your peace of mind, we have courtesy officers that are available to our residents should an emergency arise. These officers also patrol the community for suspicious activity. We ask that you notify one of them should you suspect suspicious activity. Their pager numbers are listed here for your convenience.

- Please notify the police department, as well as management, of any crimes that occur on the property.
- If you detect gas fumes, open all windows immediately and contact the gas department of Greenville Utilities at 551-1587, and then notify management.
- Please refrain from storing any items next to your hot water heater. These are gas heated and could pose a fire hazard if certain materials were close enough to the pilot box.
- For the safety of all of our residents and their guests we ask that you not use or store any explosives, kerosene or burning fluids in their apartments. Portable heaters are not allowed in apartments.
- Please inform the office if you expect to be out of town for an extended period of time. The office will make sure to not put any notices or newsletters on your door. Also, please contact the post office and newspaper and have them hold your mail and newspaper until you arrive back in town. Newspapers and notices left on your door lets others know you are out of town, which may compromise the safety of you and/or your belongings.
- During the winter, if you plan to be out of town, please do not set your thermostat below 60 degrees. You may leave a small drip from your faucet to ensure that your pipes won’t freeze and burst.
- During the cold and wet winters please be careful and watch your step on sidewalks and stairs. Ice can accumulate easily on these areas and may not be easily detectable.
- Please report any lights that may have burned out on the exterior of buildings as well as streetlights within the community.
- Our community speed limit is 9 miles per hour. Please obey this speed limit as well as all stop signs as we have many residents that enjoy running and walking throughout our property.
- Please be aware that your personal possessions are not covered due to fire, theft, flood, or other perils. We strongly suggest a renter’s insurance policy. Stop by the office for more details.
- Please be sure to lock your car doors and keep all personal items out of view.
Pool Rules
- Hours: 9:00am – 8:00pm
- There is no lifeguard on duty, therefore swim at your own risk. We urge you not to swim alone.
- The pool is for Meridian Park residents and their invited guests only. Entrance into the pool area is allowed only with a 4-digit pass code. If you need one, simply stop by the office.
- An adult must accompany any child under 12 years of age. Children are not to be left alone in the pool area.
- Animals, glass, and grills are not permitted in the pool area
- Anyone found in the pool after hours will be charged with trespassing and possibly face eviction.
- Babies in diapers are not allowed in the pool, but are allowed with water-resistant diapers or vinyl diaper covers.
- For everyone’s safety there will be no running, diving, pushing, cursing, or loud behavior.
- Any person with an infection or open wound shall not enter the pool.
- Report any injury, complaint, or concern to Meridian Park management.
- For your safety, in the event of an electrical storm, we ask that you promptly leave the pool area.
- Portable radios are allowed in the pool area only with the use of headphones.
- Flotation devices are not permitted in the pool.
- Management reserves the right to rule on any situation not specifically covered in the above rules.
- A phone is located in the hallway of the clubhouse should an emergency arise. This phone is for emergencies only, please do not use it otherwise.
Fitness Facility
Please remember that the Fitness Center DOES close at 12am Midnight!!!
If the door opens after midnight or before 5 am the alarm will sound and the police will be called out!
- Hours: 5:00am – 12:00am
- Entrance into the Fitness Center is permitted with the use of your 4-digit pass code followed by the pound sign.
- No one under the age of 18 is permitted in the Fitness Center with out a parent or legal guardian.
- To preserve our equipment we ask that you not bring in any food or drinks. There is a water fountain located in the hallway.
- Pets are not allowed in the fitness center or clubhouse.
- Please be respectful of others using the Fitness Center and wipe down the equipment after you use it.
Tennis Court
- As with our other facilities, the Tennis Courts are to be used only by Meridian Park residents and their invited guests. Entrance is permitted with the use of your pass code.
- Tennis courts are to be used for their intended purpose only; no bikes, skateboards or other damaging objects are allowed.
- Please be courteous when others are waiting to play. Play is limited to one hour for singles and an hour and a half for doubles.
- Please keep the gate closed at all times.
Putting Green
- Hours: 9:00am – 9:00pm
- No animals allowed in putting green area or on putting green surface.
- All children under age 15 must be supervised.
- No playing or jumping on putting green.
- Never beat the head of a golf club into the turf.
- Never chip off the putting surface or onto the green.
- No spike golf shoes allowed, only flat-soled shoes.
Dog Run
Meridian Park has a fenced in dog run for you and your pet to
enjoy. This space allows for your dog to be able to roam and run
without a leash! It is located to the left of the clubhouse and
pool area for your convenience.
- Please remember to clean up your pet’s waste. There is a Fido House located inside the dog run that can be used to clean up and properly dispose of your pet’s waste.
- Your dog must be supervised at ALL times. If we see any pet left alone we will be forced to close the dog run. This is for you and your pet’s safety.
- Remember to take any of your toys back home with you when you leave.
- Meridian Park staff will be conducting regular inspections of the area to ensure the upkeep of the dog run.
- Please remember that your dog may only be unleashed once inside the dog run. Pets are still to be on a leash when walked around the property.
DVD
Rentals
DVD’s may be rented in the clubhouse by residents of Meridian
Park. Please abide by the following guidelines when checking out
a DVD.
- All DVD’s are due 2 days after initial rental at 5:30pm to the Meridian Park Management Office, 2707 Meridian Drive.
- A resident may only check out two DVD’s at a time.
- Any DVD not returned on time will incur a $2 late fee for each day late.
- DVD’s not returned within 30 days will be considered lost and you will be responsible for a $35 replacement fee.
- Should you move out with a late fee or a DVD all fees will be deducted from your security deposit.
- Please report any malfunctions with a DVD as soon as possible to the Meridian Park Office in order to avoid the $35 replacement fee.
Pet
Apts.
- A $200 non-refundable pet deposit will be paid upon your move-in. There is also a monthly pet fee of $25 for each pet.
- There is a 2 Pet Maximum, any extra pets can result in additional fines and subject to eviction.
- We do not allow fostering of pets.
